If I could give this place ZERO stars I would. Horrible experience since day one of move in. Completely messed up my move in sheet on day one and made me pay more than I had to, to move in. Office did not open when they were supposed to. Moved in and had no washer and dryer. It took them 5.5 months to install and get the washer and dryer working. Now they refuse to refund me the $55.00 washer and dryer fees along with the taxes on that fee. The original property manager Jessica was trying to work with me and now the new one Sasha Rose completely useless and not helpful at all. I have also had a very extensive bug issue and the exterminators come almost every week. I have had pluming issues, sink issues, shower issues, light issues, staples coming out of carpet, window issues, appliance issues, and they office has done little to nothing about it. The new maintenance team is very rude and unhelpful. My dryer vent for my unit they found out was stucco over and it was venting hot moist air into the walls, and I am sure that's caused a mold issue. My air condition broke in the summer, and they told me they miss placed the temporary units and I would have to deal with it being broken... 2 Days over 110 in my unit, find out the compressor broke because there was a 10X10 hole in the air duct and I was air conditioning the inside of my walls. I did not see any refunds or apology or anything for this. My electric bill was sky high for their issue and they did not care. For the last 6 months I have had issues with the people upstairs being very noisy, I call the security off hours they do nothing the office says they issued them warnings, and nothing happens or changes. I get worked up at 1am, 2a, 3am, 4am, 5am all the time. I am trying to move, and they are unwilling to work with me to get out of the lease. Now I am trying to pay my Jan 2023 rent and their web site is down. (By the way they charge you fees to pay your rent, even with a checking account number) I am out of the USA and can't go to the office to drop a check like I normally would, and they just told me I will need to pay late fees and they can't do anything to help me for their issues. Worst apartment I should have listened to the negative reviews on their worst experience.

I currently live here and I like these apartments. But what makes this place not better than 3 stars is that there is no assigned parking available and no parking regulations. As someone who lives alone with only 1 car, I have to park 4 buildings away from my building when I get home from work at night. There are numerous work vehicles and people with multiple cars that take up all the parking, and nothing is done by the management or even regional mangers to change this system. I shouldn't be paying almost $2000 a month with no parking spot near my Building, it's ridiculous.

Izzy from the Maintenance Crew is awesome! Any time I have an issue or need any additional help in my unit he comes to the rescue. The new management also is extremely prompt at responding to concerns if within office hours.

Great place to live! The buildings and grounds are regularly kept up, so the place always looks welcoming. Very pet friendly and fun to watch the animals mingle ð. Maintenance has been quick to fix anything that breaksâ¦for example my AC broke and management did everything they can to accommodate me and got the compressor replaced in less than two days! Thanks Also the management staff Jessica and Stephanie are always available during business hours to help and answer any questions I have. The only issue is parking. There seems to be plenty of parking but cars that are NOT electric vehicles or that do not have handicap designation park in marked parking spots. This is more of a resident/visitor issue. If you donât drive a electric vehicleâ¦PLEASE donât park in parking space designated for EV carsâ¦.how would you feel if you needed to get to work and ALL gas stations are blocked and you canât get gas for work? Please be considerate. Alsoâ¦omg handicapped parking are for people who have a disability! Donât be a jerk and block people that need those accommodations! Urbana on 12th is a great place to live. Check it out!

Parking sucks and they donât have cameras in the apartment complex so people just be hitting you and not caring. Also like to tow cars that actually move instead of the cars that sit parked out for 2 months straight in the same spot, making us have to park far off site

This will be my 3rd year at Urbana. All of the office staff is awesome but I definitely want to shout of Stephanie for her ability to anticipate needs and go above and beyond when things are needed. She is willing to answer questions and help when one needs to flex time for appointments and balance. Truly awesome service and I’m very grateful.
