I recently toured Urbana on 12 Apartments and had a fantastic experience! LaKeta was absolutely amazing during the tour. She was welcoming, knowledgeable, and took the time to answer all of my questions without making me feel rushed. She did a great job explaining the amenities, floor plans, and community features, and you can tell she truly cares about helping people find the right home. The property itself was clean, modern, and very well maintained. If you’re considering Urbana on 12, I highly recommend scheduling a tour with LaKeta.

My washer recently broke down and had to be replaced. Staff kept me in the loop, so I wasn't left wondering. Alan and his maintenance staff were great as always! The entire Urbana staff are always pleasant to work with. I look forward to renewing my lease again when the time comes.

I have been here over two years and have always been greeted and always been helped by this man. He always has a smile on his face and he’s very responsive. This morning I was very upset because my AC was off overnight and it was the hottest day of the year and he reassured me that it will get taken care of and he immediately came to my apartment and solved the issue. He dealt with my frustration and made me feel listened to and valued as a tenant. That’s the reason why I’ll probably stay here another few more years great staff, and they need to be rewarded.

I lived here from April 2022 - April 2024 and it was a pleasant experience! The unit itself was sparking and I did not run into any major problems. There was an issue with spiders living it up when I first got there and the gate being broken for a while. Maintenance was always on top of things when minor things popped up and communication between the office staff and myself worked very well. The amenities around the community were well kept and clean in the gym area, pool, and other outside areas. One down side is that there was a tendency for animal waste to be left, but management made sure to quickly communicate that. If you are looking for value, I would say that they are on the higher price side for apartments with similar amenities, location, and size, so keep that in mind!

Listen I love living here and I love all of the workers in the office. They are attentive very fast at responding if something is wrong in my apartment that needs to be fixed. They keep the apartment complex very clean and there is a security guard on duty so I feel safe and comfortable at all times.

The maintenance crew does an amazing job at keeping the grounds clean and our amenities pristine. They are also very prompt with requests, and always respond within the day. I have lived in this complex since it was built going through a sale and new management multiple times the current management is outstanding. I have never had one issue with my unit and have never seen a Single pest on the property. Interiors are modern, each unit has their own washer and dryer which everybody knows once you have that you can’t go back. And last, but not least one of the main reasons why I stay is for Stephanie and Leketa. Thanks for all you do and as long as you’re here, I’m here.

The management team is TOP NOTCH - I am so impressed! I have also lost my keys once late at night and the maintenance guy came thru on my voice mail within like 20 minutes to unlock my door. The buildings just FEEL soundly built and the amenities were all so well-thought-out and spot on exactly what I would want despite not even knowing in some cases. To name a few ... I loved the station they have put together in the bike room with all the different adapters and tools and whatnot you would need to get minor repairs done in a quick minute RIGHT THERE in the bike storage room. I also love the dog park actually - though I don't have a permanent pet, I sometimes walk dogs for Wag and this little park is SO AWESOME - perfect size. I live in a studio apartment here, but truly have plenty of room - I don't miss the extra space at all. The W/D is G.E. and it is really one of the coolest smart appliances I've seen. It is like the size of those front loader machines at Laundry Wheel! I actually hated doing laundry before I moved here. LOL Now consider it a guilty hobby HAHAHA ... people are all wildly friendly but totally respectful of quiet so far. Parking is tricky, but hey it's in the middle of EVERYTHING IN PHOENIX - perfect location and the neighborhood is nice too - seems I see some new church, restaurant, or park everyday that I'd never known existed in Phoenix.

I came to Urbana with a VERY difficult situation and I was very unsure if I was able to get a new apartment with them due to the situation I was in. Denise and the property manager from the jump not only remember who I am from one tour but they also welcomed my dad and told me they are going to do what they can to help me. We live in a selfish world where the majority of society does not care for each other, these guys do! They want to help you, they want to get you a place to live, they want to make you feel comfortable and that property manager is a BOSS!! I am extremely blessed to have found this place and I can’t wait to move in and I will forever be thankful for all of the magic these ladies pulled off for me. They even dealt with my butt when I was being a brat from all the stress, they didn’t care they treated me like I was a friend and that meant the world to me! I haven’t ever had an apartment experience like this and this one will be something I remember forever. They are wonderful people and the property is absolutely beautiful, it is worth every penny! Jump on the list when you can, seriously - you will love it as much as I do! Thank you Urbana team! <3

I never thought I'd have such a positive experience with a property my time renting in Phoenix. But the staff at Urbana made that happen. From being greeted visiting the first time to my last phone call, any issues I've had were resolved swiftly and with kindness. Service request were timely and realistic and I was even assisted with a few fixes upon moving in which was so great to have out of the way. The property has landscaping tend to the amenities and courtyards on Mondays which helps to make the atmosphere feel clean and well kept. Some feedback, as I wish the property would pressure wash the walkways more often, as they get dirty frequently.They even host a day every month to invite residents to a food truck which is always fun. Something I appreciated was the consistency of communication in regards to happenings on the property. Whether it was a gate issue, parking related notifications or even an office closure/time adjustment, they are on the ball with communication via email. Security is something I was concerned with moving in. However the property (at least in building 4) was well lit, has security patrols and makes certain the security gate is always functional for residents. Hoping that my next place feels as home as Urbana did.

I just moved in here and the leasing experience was very, very smooth and easy thanks to Desiree. She was kind, knowledgeable, accommodating, and funny! The whole team went above and beyond to make it a good experience. They are also SUPER communicative and respond to emails very quickly. Maintenance was doing work nearby when I was moving in and they were also very friendly. The apartment itself is super cute and cozy and the appliances are very nice. Love Urbana. Management here is great! Fast to respond! I've been here less than a month, but so far I love it! Some reviews complain about parking but my experience so far is that it's not a problem! I return home at all times of the day, and there has always been parking. Sometimes at night you may not get a spot RIGHT next to your apartment but that's only a problem for the super lazy!

Everything was made so easy! As for the apartment itself, no complaints so far. Unfortunately the pool is closed for cleaning, but I think the heat is making it an issue everywhere... When I just dropped in for a tour on a Saturday, the woman working gladly helped. As for the apartment itself, no complaints so far. I have read some of the complaints and I can't verify or disprove them. One revoew talks about a roach problem. What I can say to this is that in my 2 years I have seen about 4 roaches total, and unfortunately that was this year. But even outside I haven't seen them. Usually when a place has a roach problem you will see smashed ones from people walking around the night before and I haven't seen them dead or alive. One major plus for me is that they keep the pool up and going! Its always clean AND open! I have been to so many places where the pool is closed for weeks during the summer!! So thank you for that Urbana! Knock on wood, I have no complaints after 2 years!

Been living here for almost a year now. So far so good. The place is well maintained. A gardener always comes every Monday to cut the grass and blow off dust. Requesting a maintenance has always been easy and quick! Kudos also to Stephanie who has mostly helped us a lot with moving in. Very accomodating and knowledgable of her job. Same with Sasha the manager. The price of the rent is a bit pricey, but I'd say you'll really get what you paid for. Only few nit pick cons is that the pool has no heater during winter time. And maybe soon they might think of adding CCTV around the area just so the tenant would feel more secure. Aside from that, its really been a blast living here! I'd give this place a 9/10!

I came in for a tour today and was greeted as soon as I walked in by Desiree. Her smile was glowing and personality was charming, it instantly gave me a warm feeling as if I had found home. Her energy through the entire tour and knowledge on any questions I had about the property, community, amenities, etc. was astonishing. I spent maybe a total of 15 minutes at Urbana on 12th and I fell in love with every aspect of the complex. The entrance/parking was clean, office was draped in home feeling decor, grass was beautiful, clean pool, basically everything I could expect in a new home and Desiree really sealed the deal with how helpful and kind she was when it came to any questions or concerns. I will definitely be putting in an application and be looking to make the move soon.

I have lived here 3 years and it has been an absolute pleasure. I can be on highway heading southbound into downtown or east valley within 2-3 minutes from these apartments and its made all the sense in my professional life always on the go. I can be at the airport in 10 minutes from the moment i pull out of here. Leasing office professionals do their job well and are ontop of it all. Location and price are great great shoppin options nearby all you need is within 4 mile radius. I love the grass area right outside my door. If i could change anything would be cover parkin spaces be set to a unit. Sometimes i'd have to park on the other side of the complex from where my unit was. No biggy. Gym has all you need. Canal and running pad just off the property this place is great if you are an active and busy person.

Great place to live! The buildings and grounds are regularly kept up, so the place always looks welcoming. Very pet friendly and fun to watch the animals mingle 😊. Maintenance has been quick to fix anything that breaks…for example my AC broke and management did everything they can to accommodate me and got the compressor replaced in less than two days! Thanks Also the management staff Jessica and Stephanie are always available during business hours to help and answer any questions I have. The only issue is parking. There seems to be plenty of parking but cars that are NOT electric vehicles or that do not have handicap designation park in marked parking spots. This is more of a resident/visitor issue. If you don’t drive a electric vehicle…PLEASE don’t park in parking space designated for EV cars….how would you feel if you needed to get to work and ALL gas stations are blocked and you can’t get gas for work? Please be considerate. Also…omg handicapped parking are for people who have a disability! Don’t be a jerk and block people that need those accommodations! Urbana on 12th is a great place to live. Check it out!

If you are able to rent during one of their specials, you have the potential to get a good deal. Management really tries their best to address issues promptly these days and I appreciate it! Update: The new dog park is amazing--also, every owner I've encountered there has been extremely friendly and responsible. I'd like to say a huge thank you to the management and staff for their efforts; it makes renting here a much more enjoyable experience.

The management has always been fair to us and even very accommodating on many occasions; you just need to communicate with them professionally and clearly express yourself if you need quick service. My biggest complaints about the place have much more to do with the tenants than anything else. I understand that people have their own personalities and they will do as they please, even if it’s against community guidelines; but unfortunately, many of the tenants I’ve encountered make it a less than desirable place to live. My biggest issue is with pet owners who choose to not follow the leash laws in the city, along with the requirements in the community guidelines. There have been multiple incidents with different owners; however, about five months ago my dog (who I always have on a leash) was attacked by a bigger dog who was off-leash. During the attack, the owner did not act in any way and allowed it to happen. She apologized profusely shortly afterward but continued to walk her dog off-leash on many occasions. She has continued to be unpleasant toward my wife and me, and she acts as if we are infringing on her rights by demanding that she leashes her dog during walks. Many tenants with dogs choose to ignore the fact that their dog uses the bathroom and they often leave feces laying around in shared areas–I’ve even seen droppings in the middle of the stairwells on a handful of occasions. If you are thinking you can enjoy the grass for picnics or recreation, think again and look very closely. Although Urbana has recently provided a dog park that is fully gated off, many people are too lazy to take their dogs there and continue to do as they please. If you are a dog owner, please be cautious while on walks–the police are too busy to handle calls involving animal attacks so you will have to handle it yourself--animal control is not very helpful either.

Current Resident and I love living here. It's a nice 2020 build with brand new top of the line appliances and it's affordable. Best bang for your buck in the area. Utility bill is the lowest I've ever had (great insulation) and every apartment has a very nice modem/router so you don't need to spend money on a new one. My girlfriend is living just 5 minutes away and pays $400 more for her place (roughly the same square footage) and Cabana is a much nicer place. Staff is great and responsive. Annabelle and Pepper are awesome and Jeff is a great guy that can fix anything. I plan on renewing my lease. I highly recommned this place. Only thing I can think of that people might not like about this place is no elevators. But that's about it.

I highly recommend this apartment complex, I have not had any issues at all since being here. Ever since the first day walking in without an appointment Pepper made me feel welcome and accommodated my busy schedule, she was one of the biggest factors in deciding this complex. I usually wait a few months to leave a review to see if anything has changed my mind, but Pepper has been super friendly and I can always expect to have a nice chat when going to the Lobby!

I’ve been here for about a month and best decision I’ve made moving here! Why pay $1400 for a one bedroom in midtown when you can pay $200 less for a brand new apartment here and that’s with a washer dryer included. The appliances are super nice and I can fit my king in my bedroom. Amenities are really nice and staff has been helpful every time I’ve needed something!

I’ve lived here since July in a studio and I am extremely happy here! For a studio, it’s incredibly spacious with lots of storage room. I signed up to have washer/dryer in unit and I am obsessed with the brand new machines that are 100x better than the machines in my previous complex. The staff is incredibly friendly and there is a cleaning crew that cleans the gym and pool daily. The residents are a younger crowd but everyone is extremely professional, clean, and quiet- even on the weekends. The location is far enough off of Indian School that it’s quiet and feels safe. I definitely recommend moving here!

I just signed a lease here for a studio. It's been difficult to find a place in the Phoenix area because of COVID. However, Cabana on 12th offers self-tours of the available apartments. Everyone in the office was very responsive and when I drove by to gather more information, Pepper was very informative and helpful. Lots of parking spots covered/uncovered that aren't assigned. I moved in cabana on 12th in May from Chicago. When I reached out I left a call back number. Pepper reached out the next morning. She answered all my questions and gave me information about renting in Arizona. Due to the fact I was in another state she set up a time where we could video chat and she could show me the apartment I would be moving into. Whenever I needed information or had any questions big or small Pepper had the answer. When the day finally came to move in she made sure I had a safe travel and if I needed anything. During the move in I had a few complication ( mailing ) she provided answers. Considering there are probably a million headaches regarding moving pepper made sure everything went smooth. By far the best renters experience I’ve had so far.
