My wife and I have lived at Urbana on 12th for a little over a year–overall, it is a good place and looks nice, although it is a tiny bit overpriced for the size of the units. The management has always been fair to us and even very accommodating on many occasions; you just need to communicate with them professionally and clearly express yourself if you need quick service. My biggest complaints about the place have much more to do with the tenants than anything else. I understand that people have their own personalities and they will do as they please, even if it’s against community guidelines; but unfortunately, many of the tenants I’ve encountered make it a less than desirable place to live. My biggest issue is with pet owners who choose to not follow the leash laws in the city, along with the requirements in the community guidelines. There have been multiple incidents with different owners; however, about five months ago my dog (who I always have on a leash) was attacked by a bigger dog who was off-leash. During the attack, the owner did not act in any way and allowed it to happen. She apologized profusely shortly afterward but continued to walk her dog off-leash on many occasions. She has continued to be unpleasant toward my wife and me, and she acts as if we are infringing on her rights by demanding that she leashes her dog during walks. Many tenants with dogs choose to ignore the fact that their dog uses the bathroom and they often leave feces laying around in shared areas–I’ve even seen droppings in the middle of the stairwells on a handful of occasions. If you are thinking you can enjoy the grass for picnics or recreation, think again and look very closely. Although Urbana has recently provided a dog park that is fully gated off, many people are too lazy to take their dogs there and continue to do as they please. If you are a dog owner, please be cautious while on walks–the police are too busy to handle calls involving animal attacks so you will have to handle it yourself.
