This is by far the worst experience living at an apartment complex. The old management was wonderful and amazing and very helpful. Ever since this new management came into play, things have gone downhill. Very sloppy and unorganized when it comes to answering phone calls, office visits or needing maintenance orders. Ohh but when it comes to the first of the month, they are quick to bug you. Do yourself a favor and find another place.

tl:dr: Do yourself a favor and pass this complex up. It’s overpriced, misleading, and poorly managed. After seeing several inaccurate reviews of this place I decided to write an honest review to hopefully give a heads up to prospective residents. My husband and I lived here for a full year and were some of the first residents in the complex. We were ECSTATIC to submit our letter of intent to vacate (even though we didn’t even have anywhere to live yet) because we were so fed up with this place. Here’s a few takeaways: Application/Move-In: -we were asked to redo our lease 3 times because they kept putting us in the wrong unit. -upon move-in, our AC unit didn’t work (this was middle of July). Management didn’t explain the move-in process, so when no one answered the phones after-hours, we had to sleep in our car with our two dogs (after driving cross country). -they charge way too much for what you get, and you even have to pay to pay your rent online. Amenities: -pictures are misleading, the complex is more run down than the original pictures now. -most outdoor amenities are either covered in, or surrounded by dog mess. -some amenities are missing because homeless people have stolen them (such as one of the hammocks in the hammock garden). -the gate is broken/open more often than when it’s fully operable. And Homeless people have been seen jumping the fences and opening the gate with the gate code. -there’s no dog park, not sure why their listings have this. People don’t pick up after their dogs and some don’t even use leashes for their huge dogs. Parking: -there is one entrance, which can be a pain if you move to one of the back buildings. -after 4-5pm, there are no covered spots left and you typically have to park way in the back, where there is little to know security presence. -our vehicles were repeatedly broken into (nothing stolen, but our belongings were tossed around). Management acted as though this was a normal thing and did nothing to resolve. Apartment: -SMALL. Like, very small for the price you are paying. -walls are paper thin, we were often woken up by our upstairs neighbor simply walking around. You can hear every car pass, every fight, and every domestic dispute (these happen regularly). -Bad insulation and the windows are paper thin. -there are light switches that do nothing because you have to contract (and of course, pay) the complex to put up light fixtures (that you supply). Otherwise there’s a few actual lights. Maintenance: -prior to new management, maintenance was amazing and responsive. Now? Useless. -pest control is nonexistent. They never came to spray inside the whole time we lived there. We had problems with roaches, crickets, and silverfish despite being clean people. -Community issues never get fixed (doors to the complex were broken for months, a family of birds died in an air vent and their rotten bodies stayed their the entire year we were there). -Courtyards range from overwatered (with the smell of standing water/sewage) or dry and dead. Management: -unresponsive to the needs of residents, although it seems they love to respond to reviews with the phone number that they ignore calls to. -people who work in the front are unprofessional and act as they you are bothering them when paying rent, asking questions, etc. -I still have never heard anything about my security deposit and I moved out three months ago. They have never returned any of my phone calls and I haven’t received anything explaining where my deposit is. I’m not one to leave reviews dragging places, but because I’ve seen review comments claiming that negative experiences are not the norm, I felt morally obligated to add to the reviews to confirm that it is indeed, the norm is to have a negative experience here. I would never recommend anyone live here unless the only other option is living on the street. Do yourself a favor and skip over this place.

Dulce and Stephanie have been wonderful to me and my family. They are very friendly and easy to talk too. They are very well spoken in terms of the lease program for urbana, and has a very vast knowledge of what urbana on the 12th is offering new and old tennants. It is hard to find people who are always smiling, and actually love there jobs. There customer service skills are excellent and these two employees will be the reason we will renew our lease. They lie about prices and available units on their website. I have called COUNTLESS times about set prices & units that are actively listed on their website. And they always say they have been "pre-leased" no, stop misleading people with your fake prices.

So my roommate and I lived here for a year and just moved out. This place I can honestly say is the worst place I have ever lived. First of all, the apartment is built so cheap. Everything breaks and the walls are terrible, nothing stays up. The insulation is terrible. No ceiling fans but we’re promised ceiling fans when we moved in. (Management lies and know nothing). Kept the apartment at 72 and our AC bill was over $200 for a 800 sq ft apartment. It was constantly stuffy and hot. And don’t be fooled by the free parking. I thought it was the best deal, HOWEVER, after 5pm no spots anywhere. Management says oh there are spots in the back of the complex. Really sucks when you have groceries and have to park 500 ft from your apartment. And then the management. We have been through two managements here and they both are terrible. The management never knows any answer to any question. When we moved in, our Cox wasn’t set up right within in the building and Cox had to come out and fix it. The management said “oh we never had a problem likeThis” when 2 other residents had the exact same problem. They also told us nothing about moving out and apparently had to pay for professional cleaners but no resident was ever told that and it was not in our lease. This place is just money hungry. Paying $1800 for a 2b2b is ridiculous. Do not move here!!
