Well, where do I begin? Moved here two years ago when it was Cabana on 12th. At first glance, this is a well-kept property and in a great area(ish). Rent was fairly cheap for a studio in central Phoenix at the time. There was a fire across the street from my previous building causing damage to my windows. This resulted in me being forced to move to another unit. They did not offer any type of discount or support to make this transition easy. I had to fight teeth and nails to get reimbursed for movers! With the transition into Urbana on 12th, things continue to decline at an exponential rate. I made the mistake of renewing my lease out of convenience and rent continues to increase. A studio is now going for almost $1500! This is insane for a 500 sq. ft. studio. The build of the apartments is mediocre at best and everything seems to be falling apart. Don't let me get started with all the added fees! On top of your regular rent, you are required to pay a "CAM/HOA" fee of roughly $34 every month. To set up an account to pay online, there is also a set-up fee to use the service! Each time you pay online, it is an additional $2.95. They also charge a gas use fee (Which we don't even use gas) which equates to roughly $45. Alongside sewer, trash, and water (Which is charged collectively between all residents in the building) there is a fee to each charge as well, I have never seen such a thing! Not to mention there is a cricket infestation and there are crickets coming out of my vents, it is a nightmare. To say the least, this place is a complete SCAM. Don't be fooled by the updated look, I PROMISE you, you will regret leasing here.
