I just have to say that Stephanie is the most amazing woman in the world honestly me and my family it was a blessing finding this place and she made it so easy for us to get in it was just a dream come true excellent staff excellent vives I can’t be more happier Stephanie is amazing

Not a pleasant experience, I was so excited to move in here, I applied on a Friday for an apartment at $1285 and paid a $52 application fee, and at no point I was asked a holding fee. I go on Monday and start the process to move in and now the price is $1445. The first month was $1285 but the next ones $1445 and there’s nothing they can (or want) to do. Very disappointed with Urbana on 12th apartments. I was at the office on Friday and I wasn’t told anything, just to apply. I contacted management with an email given from Stephanie to to see is something could be done so, let's see...

Editing my review because this place became a nightmare under its current management. I experienced problems with ants, crickets, and roaches even though the entire complex is less than 5 year old. My front door didn't close for nearly a year with maintenance needing constant reminders to come fix other broken things. In the end they refused to explain fees they were adding and so moving out was more difficult than it needed to be. They also tried to tell the new place I live at that I still owed them and so I had to contact their attorneys to clear that up. It felt like they were trying to sobatoge me but it didn't work. Stephanie and Jessica are just terrible people.

This complex has everything I was looking for in an apartment. I took a tour of the complex with Jessica yesterday and its beautiful. Jessica was so helpful and made the process so easy! I highly recommend checking this complex out.

My wife and I have lived at Urbana on 12th for a little over a year–overall, it is fine and looks nice. If you are able to rent during one of their specials, you have the potential to get a good deal. Management really tries their best to address issues promptly these days and I appreciate it! Update: The new dog park is amazing--also, every owner I've encountered there has been extremely friendly and responsible. I'd like to say a huge thank you to the management and staff for their efforts; it makes renting here a much more enjoyable experience.

Feels more like a hotel than a home. I lived there from January 2021 to May 2022. Not a bad place for a short term stay but long term it's not worth it.
