The apartments are nice, but terrible management. Greedy and don't tell you about extra fees. The management before them were very accommodating and clear about the cost, but everything changed after they were bought out. When renewing our lease in April, they said that they did not have the file of my boyfriend who had been living in the apartment for a year. They said we would have to pay $50 for him to apply again, only for them to suddenly find his files when I sent them our lease agreement. They didn't even try to look until I pulled up the paper trail. We later had to break our lease due to a family emergency in which we only had a week to move. When we told management, they said we had to pay $5,000 by the end of the day. We knew there would be some payment due for breaking our lease, but not this much. We asked our landlord friends for advice and they said management has the power to eliminate cost and should not make you pay, especially for the emergency that we were facing. Management said they would drop it to $3,000 and no more, which we were grateful for, but they still said it must be paid by the end of the day. Didn't even care that there was an emergency just went straight to the cost. We are two working college students living pay check to pay check, and now having to move back home within a week. Big corporations only care about your money, but you would think they would be a little more considerate. We paid the money that day, and two weeks later they were threatening legal action because "there was a balance due." I had to call multiple times to remind them that we already made the payment. When I got ahold of them, they looked through their computer and miraculously it was there. They don't do their jobs until they are forced to. And don't trust the prices online. "Markets fluctuate" is the only answer they will give you. They should have kept the old management; everything would have been a lot better and tenants would be happier. Would rent the apartments again with different management.

My wife and I are planning a relocation out of state and Laneya answered a few questions I had regarding this property! 10/10 on helpfulness and attentiveness to detail! Definitely made it easy to slide Urbana on 12th to our top 2! Looking forward to this experience + decision so much more due to all the care shown just over the phone!

I'm new to the area and I'm looking for a new place to settle down in, and I came across Urbana on 12th. I spoke to this very kind and helpful lady named Laneya. I had few questions to ask about the living environment and the area, she had helped me make my decision which was very helpful, I'm excited to take the tour around the place and move in. I highly recommend you speak to Laneya!
